With banks facing increased scrutiny by federal regulators, demand for privately financed real estate loans has been on an increase. “Because of a growing concern over the possibility of a real estate bubble, bank regulators are encouraging more caution towards some types of real estate lending,” says Steve Gorder, President of Vantage Capital.


Historically, most loans funded by private lenders have resulted either because the borrower or the subject property have obvious challenges. Gorder believes demand will remain high for real estate secured loans funded by unregulated companies and private individuals as a result of higher interest rates and increased bank regulation regarding real estate lending practices.
